Most sellers focus on price and timing. Too few focus on presentation - which is, in practical terms, the variable most within their control. The difference between a property that sells in three weeks and one that sits on the market for three months is rarely location or asking price. More often, it comes down to how the property looks on the day a buyer first encounters it, usually as a thumbnail on Rightmove, usually within a few seconds of deciding whether to click.
Goodlord's 2026 report surveyed 2,650 letting agents, landlords, and tenants. The conclusions make uncomfortable reading across the board. But buried within the findings is a signal that cuts through the noise about regulation, technology, and fee structures. When tenants are asked what would most transform their experience of renting, the answer isn't an app or a piece of legislation. It's the state of their home.
Furnishing a rental property has always involved a balancing act - quality versus cost, speed versus choice, consistency versus convenience. For landlords managing one or two buy-to-lets, piecemeal sourcing from multiple retailers might just about work. But as the rental market shifts, that approach is becoming increasingly hard to justify.
