LOFT worked closely with this client to bring their serviced accommodation to life. Holly House, a three-bedroom property, was getting a huge upgrade and LOFT were there to provide our expert Serviced Accommodation interior design and furniture service.

When it came to refurbishing the property, LOFT advised on colour choices for the rooms. As well as this, we worked with client's contractor to design in built cupboards and shelving in living room.

LOFT then provided a bespoke quote for furniture ideal for the Serviced Accommodation industry and tailored to Holly House.

LOFT came in towards the end of the project, when the property was almost complete.

Despite the tight timeframe, we were able to create a tasteful bespoke quote based on the modern building.

Our interior design choices were dictated by what would fit in the space. We added some pops of colour throughout to add even more personality to the property.

In total, it only took us 2 days to fully furnish, deliver and install the apartments.

LOFT Interior Designers were tasked with transforming this grand property into a modern Airbnb.

This Grade II listed property has plenty of period features, including an impressive fireplace and ceiling in the living room. The large rooms also needed furniture to fit the space, without looking too cluttered.

The client wanted furniture and accessories which felt modern and relevant to today, while complementing the property.

Serviced accommodation needs to work as a complete home from the moment a guest arrives, which means furnishing more thoroughly than a standard rental. As a minimum you'll need:

  • Sofa and armchair, coffee table and media unit
  • Dining table and chairs
  • Bed, mattress, wardrobe and bedside tables
  • Desk and chair for a home office
  • Kitchen and dining essentials

Guests staying for a week expect somewhere they can properly cook, eat and work — a dining room table that seats everyone in the party matters more here than in a long-let property, because guests eat in far more often.

Short term let furniture faces a different kind of wear. A long-let property might see one or two tenancies a year; a serviced apartment can turn over fifty times. Every changeover means cleaning, moving and inspection, so pieces need to withstand handling rather than just daily use.

Appearance matters more too. Guests book from photographs, so stylish furniture directly affects occupancy in a way it never does with a twelve-month tenancy. The furniture has to look good in a listing photo and still be standing after a year of turnover.

Yes. Furniture packages cover a full property, specified by room, so a unit can be handed over ready to let. A one-bedroom package typically includes the living room, dining, bedroom and home office furniture together.

That speed matters more in serviced accommodation than almost anywhere else — a broken sofa doesn't mean an inconvenienced tenant, it means cancelled bookings until it's replaced.

Guests book almost entirely on photographs, so how a property presents is commercially significant rather than cosmetic. A few things consistently help: choose furniture in proportion to the room rather than the largest that fits, keep to a consistent palette across the property, and make sure the dining and living areas read clearly as separate spaces even in an open-plan flat.

We can specify furniture against your floor plans so rooms are furnished to scale rather than by guesswork, which is usually where properties look cramped in listing photos.

Expect a shorter cycle than a long-let property. Soft furnishings and mattresses in high-turnover units typically need replacing every three to five years, with case furniture lasting longer. Sofas tend to be the first thing to go, since they take the heaviest use and show wear most visibly in photographs.
