How we fast-tracked the design process to ensure minimal void periods in a time-pressured project.

Sometimes a project timeline simply doesn't allow for a full concept consultation. But that doesn’t mean any compromise needs be made on design. 

Our client Patrizia recently acquired a property portfolio, and they came to LOFT with a challenge: to ensure tenancy was possible at the soonest opportunity in order to minimise void periods. 

We know there are always two sides to this challenge: move fast and deliver well. When the pressure is on, there is no room for error.

Our project sales team applied their understanding of resident behaviours and experience in the local area to interpret the brief and source products that were available from our UK and European supply chain with a short lead time.

Our extensive design stock list meant that all 92 apartments were completed on schedule, with no delays or concerns by the client’s team. But more than that. The skills of our team ensured the client was in a position to maximise rental opportunities because of the consideration and investment in people-centric design, which offered aspirational points of difference from surrounding developments.

The Result?

All 92 units were pre-let, and our service enabled Patrizia to achieve their goals: exactly the right concept, delivered right on time.
