Transforming a blank canvas into a dynamic co-working hub
Developer: Peel
Development: Co-working Amenity Space
Location: Birkenhead
The Challenge
This project started with Wirral Waters presenting LOFT with an empty floorplan of a vast, open-plan space. The brief was clear yet challenging: transform this blank canvas into a vibrant, flexible co-working environment, The Pavilion, that would foster collaboration whilst providing diverse working options. Our design team was entrusted with all aspects of the interior, from flooring and wall treatments to furniture selection and bespoke joinery solutions.
Our Approach
Understanding that modern co-working spaces must balance community with functionality, we developed a design concept to meet the client’s inspiration. LOFT created a scheme that would be rustic, colourful, fun and yet thoroughly professional.
The substantial size of the space presented both opportunities and challenges, requiring thoughtful zoning to create distinct areas without compromising the open-plan feel.
Design Solutions
A key requirement was creating a space with built-in adaptability. They wanted to use curtains to create a space that could either be open plan or function as a private workspace when the curtains are closed. We incorporated extendable, movable tables to complement this, allowing users to reconfigure their workspace as needed.
Statement Joinery
The centrepiece of our design is an impressive 8-metre banquette seating arrangement—one of the largest bespoke joinery pieces LOFT has ever specified. This magnificent installation not only provides ample seating but incorporates an integrated planter feature wall, bringing natural elements indoors and creating a striking visual focal point.
Material Selection
Working within the constraints of commercial amenity requirements, all furniture needed to meet Crib 5 fire retardancy standards. This significantly narrowed our upholstery options, extending lead times and limiting supplier choices. Nevertheless, our design team rose to the challenge, sourcing compliant materials that maintained the desired aesthetic without compromising safety standards.
Flooring Innovation
The flooring design became a crucial element in our zoning strategy. We used vibrant red flooring as dramatic centre points beneath selected table arrangements, creating natural gathering spots within the larger space. For the bar seating, we specified a crushed stone effect flooring, adding sophisticated texture and visual interest through this dynamic pairing.
Aesthetic Balance
Throughout the space, we balanced rustic finishes with natural materials and woods, creating a warm, inviting atmosphere that avoids the sterile feel of many commercial environments. Classic style tiles provide timeless elegance, while playful upholstery choices inject personality and energy into the design.

The Outcome
The completed Pavilion seamlessly blends functionality with style, offering users a variety of working environments within one cohesive design. From collaborative zones with comfortable sofa groupings to more formal meeting areas, the space caters to diverse working styles and requirements.
The inspiration shines through in the thoughtful material selections, vibrant colour accents, and carefully curated furniture—creating a workspace that inspires creativity and productivity in equal measure.
This project exemplifies LOFT's ability to take a project from bare bones to beautiful completion, managing every aspect of the interior design process with creativity and technical expertise.
