LOFT furnished 225 apartments and all the amenity spaces at Dockside
LOFT was chosen by Goodstone to design and furnish 225 apartments, the communal amenity spaces, and three show apartments at their prestigious build to rent Dockside development in the Port of Leith, Edinburgh.
This exciting project presented an opportunity to create sophisticated living environments that would resonate with the area's vibrant, artistic community whilst showcasing the potential of modern rental accommodation.

Location & Context
Situated in the heart of Leith's cultural quarter, the Dockside development occupies a prime waterfront position in what has become one of Edinburgh's most dynamic neighbourhoods.
Leith's transformation from industrial port to cultural hub provided the perfect backdrop for this contemporary residential scheme. The area's reputation as the cooler, more artistic side of Edinburgh attracts a discerning demographic seeking stylish, hassle-free living spaces with character and contemporary appeal.
Areas to Design
LOFT was given the opportunity to create a cohesive design across the whole development. From the residential to communal areas, we were able to design with one vision. The amenity spaces we designed, included:
- Reception and central events space
- Communal working spaces and private meeting rooms
- Games room
- TV lounge/library
- Private dining rooms
- Outdoor terraces
Design Philosophy
LOFT’s People-First design philosophy guided our decision-making, ensuring interiors are practical, emotionally engaging and genuinely supportive of modern living.
We captured the essence of Leith's unique waterfront location whilst reflecting the youthful, artistic spirit that defines the neighbourhood. The concept was deliberately fresh and contemporary, balancing sophistication with accessibility to appeal to modern renters who value both style and substance.
Inspired by Dockside’s waterfront setting, the interior concepts drew on a neutral base palette layered with calming blue tones that reflect the harbour and sea. These were balanced with carefully placed accents of orange to introduce warmth, energy and vitality.

Furniture Selection & Trends
Our furniture choices reflected the latest design movements, particularly the growing trend towards curved, organic forms that promote a sense of cocooning and comfort. We selected pieces with sculptural qualities that serve as functional art, reinforcing the artistic character of the neighbourhood.
The concept of fluidity ran throughout our selections, with organic shapes and flowing lines creating movement within the spaces. This approach supports the contemporary lifestyle of our target demographic whilst ensuring the interiors feel fresh and current.
Innovative Interior Design
Innovation at Dockside is rooted in adaptability. Rather than creating fixed, single-use spaces, the design allows residents to shape how environments work for them.
A standout example is the use of voile partition curtains within amenity areas. These partitions allow residents to transform spaces effortlessly from co-working zones to private meetings, quiet gatherings or social celebrations.
The voile was selected for its softness, light transmission and acoustic benefit, maintaining a sense of openness while offering separation when required.

Resident feedback reflects the success of this approach. Dockside holds a 4.97-star rating onHomeviews, with Design and Facilities both scoring five stars, alongside consistent five-star Google reviews.
